A pressure washing contract is the agreement between a property owner and the contractor hired to clean exterior surfaces — driveways, sidewalks, siding, decks, patios, fences, roofs, and commercial building exteriors. It records the exact surfaces and square footage in scope, the cleaning method, the price, and the schedule, which matters because this work is quoted by area and a driveway plus walkway is a different job from a driveway alone.
The part that prevents most disputes is the section on method and expectations. High pressure will damage soft wood, older mortar, some sidings, and window seals, which is why professionals use soft washing with detergents on many surfaces instead. Pressure Washing Contract
1. 1. Parties and Property
This Pressure Washing Services Contract (the "Contract") is entered into on [CONTRACT DATE] between [CONTRACTOR NAME], a [ENTITY TYPE] located at [CONTRACTOR ADDRESS], holding license number [LICENSE NUMBER] where required (the "Contractor"), and [CUSTOMER NAME], located at [CUSTOMER ADDRESS] (the "Customer"). 2. 2. Surfaces, Areas, and Measurements
The Contractor will clean the following surfaces: [SURFACE 1, e.g., concrete driveway of approximately SQUARE FEET]; [SURFACE 2, e.g., front walkway and steps]; [SURFACE 3, e.g., vinyl siding on all four elevations up to HEIGHT]; [SURFACE 4, e.g., wood deck and railings of approximately SQUARE FEET]; and [SURFACE 5, e.g., fence of approximately LINEAR FEET]. Measurements are approximate and were taken by [MEASUREMENT SOURCE, e.g., on-site measurement, satellite measurement, or Customer-provided figures]; if actual measured area exceeds the stated figure by more than [MEASUREMENT VARIANCE, e.g., 10 percent], the Contractor will notify the Customer and present a revised price before beginning work. 3. 3. Cleaning Methods and Materials
The Contractor will select the appropriate method for each surface: high-pressure washing for durable surfaces such as concrete and masonry; surface cleaning attachments for flat concrete to avoid striping; and soft washing at low pressure using detergents and appropriate dwell time for siding, painted surfaces, wood, stucco, screens, and roofs. The Contractor will not apply high pressure to any surface where it presents a material risk of damage, including [SENSITIVE SURFACES, e.g., cedar and soft wood, older mortar, painted trim, window seals, EIFS and synthetic stucco, and asphalt shingles]. Cleaning agents used may include [CLEANING AGENTS, e.g., sodium hypochlorite solutions, surfactants, degreasers, and biodegradable detergents], applied at dilutions appropriate to the surface, and safety data sheets will be provided on request. The Contractor will pre-wet and rinse landscaping adjacent to treated areas and will take reasonable precautions to protect plants, but does not guarantee against discoloration or stress to vegetation. Optional treatments such as [OPTIONAL TREATMENTS, e.g., concrete sealing, wood brightening, rust removal, and gum removal] are available at [OPTIONAL TREATMENT PRICING] and are not included unless listed in Section 2.
4. 4. Expected Results and Limitations
The Contractor will clean the surfaces to the best result reasonably achievable with appropriate professional methods, but the Customer acknowledges that not all discoloration can be removed. Conditions that typically improve rather than disappear include: rust and fertilizer staining; oil, transmission fluid, and grease that has penetrated porous concrete; tire marks and tannin bleed; paint overspray; artillery fungus on siding; efflorescence; and etching, spalling, pitting, or previous damage to the surface. Surfaces that have been previously sealed, painted, or coated may clean unevenly or may lose failing coating during cleaning, and the Contractor is not responsible for the removal of a coating that was already failing. Where a stain requires specialized treatment, the Contractor will identify it and may quote an additional service, which the Customer may accept or decline. The Contractor will point out any observed pre-existing damage before beginning work and will document it with photographs where practical.
5. 5. Pricing and Payment
The total price for the Services described in Section 2 is [TOTAL PRICE], based on [PRICING BASIS, e.g., a rate per square foot of RATE, an hourly rate of RATE with a minimum of MINIMUM HOURS, or a flat quote for the surfaces listed]. A deposit of [DEPOSIT AMOUNT] is due on booking and is credited against the total price. The balance is due on completion unless the Parties agree otherwise, payable by [PAYMENT METHODS]. For commercial or recurring accounts, invoices are due within [PAYMENT TERM, e.g., 15 days], and amounts not paid when due accrue a late charge of [LATE FEE PERCENTAGE] per month or the maximum permitted by applicable law, whichever is less. 6. 6. Water, Power, Drainage, and Site Access
The Customer will provide access to a working outdoor water spigot capable of delivering at least [WATER FLOW REQUIREMENT, e.g., 4 gallons per minute] and to a standard electrical outlet where required, at no charge to the Contractor, unless the Contractor has quoted for a water tank or generator. The Customer will ensure the work area is accessible and clear, including moving vehicles, patio furniture, grills, planters, toys, and decorations before the crew arrives; the Contractor may move light items at its discretion but is not responsible for items left in the work area. The Customer will close all windows and doors, secure or remove window screens where requested, and disconnect or cover any exterior electrical device, outlet cover, or light fixture identified by the Contractor as at risk. The Customer will inform the Contractor of the location of any septic field, well, irrigation head, low-voltage lighting, or drainage restriction, and of any homeowners association or municipal requirement governing runoff, wash water containment, or reclamation applicable to the Property. Where local regulations require containment or reclamation of wash water, that service is quoted separately at [RECLAMATION CHARGE] and is the responsibility of the Customer to disclose.
7. 7. Weather, Scheduling, and Cancellation
The Contractor may reschedule for rain, high wind, freezing temperatures, or other conditions that would compromise safety or results, and will notify the Customer as soon as practical with a new date. The Customer may cancel or reschedule without charge by giving at least [CANCELLATION NOTICE, e.g., 24 hours] notice before the scheduled arrival window; cancellations with less notice may incur a fee of [LATE CANCELLATION FEE]. If the crew arrives and cannot perform the work because water or power is unavailable, the area is not cleared, vehicles were not moved, or access is otherwise blocked, a trip fee of [TRIP FEE] applies and the job will be rescheduled. Arrival windows are estimates and may shift due to weather, traffic, or the duration of earlier jobs. The Customer does not need to be present provided access, water, and power are available and the work area is cleared, but the Customer or an authorized representative should be available by phone during the service.
8. 8. Property Protection and Damage
The Contractor will exercise reasonable care to protect the Property, including selecting appropriate pressure and detergent for each surface, protecting light fixtures and outlets identified as at risk, and pre-wetting and rinsing adjacent landscaping. The Customer is responsible for disclosing before the work begins any pre-existing damage or vulnerable condition, including [VULNERABLE CONDITIONS, e.g., loose or damaged siding, failing paint, rotted wood, cracked or loose mortar, compromised window seals, leaking windows or doors, damaged screens, and previously repaired surfaces]. The Contractor is not responsible for damage arising from an undisclosed pre-existing condition, for water intrusion through a window or door that did not seal properly, for the loss of a failing coating, or for damage to items the Customer left in the work area. Any damage caused by the Contractor must be reported in writing within [DAMAGE CLAIM WINDOW, e.g., 72 hours] of completion so it can be inspected while the cause is still determinable, and the Contractor will repair or arrange repair of verified damage. The Contractor maintains commercial general liability insurance of at least [LIABILITY COVERAGE AMOUNT, e.g., $1,000,000 per occurrence] and workers compensation as required by law, and will provide a certificate on request.
9. 9. Safety and Work Area Control
The Contractor will maintain a safe work area, will use appropriate personal protective equipment, and will follow manufacturer requirements for the equipment, ladders, and lifts used. The Customer will keep children, pets, and other occupants clear of the work area and of any wet surface until it has dried, and will ensure that walkways affected by the work are avoided while cleaning is in progress. Where work is performed at a commercial property during business hours, the Contractor will place warning signage and cones around the work area, and the Parties will agree in advance on [COMMERCIAL SCHEDULING, e.g., after-hours or overnight scheduling to minimize disruption]. The Contractor will not perform work at heights or from a roof surface unless expressly included in Section 2 and quoted accordingly. The Customer will notify the Contractor of any known hazard at the Property, including unstable surfaces, exposed wiring, aggressive animals, or restricted areas.
10. 10. Recurring Service Schedule
If the Parties elect recurring service, the Contractor will perform the Services [RECURRING FREQUENCY, e.g., quarterly, semiannually, or annually] on approximately [RECURRING SCHEDULE], at a rate of [RECURRING RATE] per visit, with at least [VISIT NOTICE, e.g., seven days] notice of each scheduled visit. Recurring pricing assumes surface conditions comparable to those at the initial service, and if a visit is delayed at the request of the Customer to the point where heavier soiling requires additional labor, the Contractor may quote an additional charge before performing the work. Either Party may terminate a recurring arrangement by giving [RECURRING TERMINATION NOTICE, e.g., 30 days] written notice. Rates for recurring service may be adjusted no more than [RATE CHANGE FREQUENCY, e.g., once per 12 months] on at least [RATE CHANGE NOTICE, e.g., 30 days] written notice, and the Customer may terminate without penalty before a new rate takes effect. Single-service jobs are complete on payment and create no ongoing obligation.
11. 11. Satisfaction and Re-Clean
The Customer will inspect the completed work with the Contractor before the crew departs where practical, or within [INSPECTION WINDOW, e.g., 24 hours] of completion. If the Customer identifies an area within the agreed scope that was missed or cleaned inadequately, the Contractor will return and re-clean that area at no additional charge within [RE-CLEAN PERIOD, e.g., five business days]. The re-clean is the sole remedy for a service complaint, and refunds are issued only where a re-clean is not practical. This remedy does not apply to conditions described in Section 4 as unlikely to fully resolve, to surfaces outside the agreed scope, or to new soiling occurring after completion, including pollen, weather, and traffic. The Customer will provide access for the re-clean on the same terms as the original service.
12. 12. Independent Contractor Status, Liability, and General Provisions
The Contractor is an independent contractor, controls the methods, equipment, and personnel used to perform the Services, and is solely responsible for the wages, taxes, licenses, insurance, and supervision of its crew, and nothing in this Contract creates an employment or joint employer relationship. The Contractor may use approved subcontractors and remains responsible for their work and compliance with this Contract. Neither Party is liable for indirect, incidental, consequential, or punitive damages or lost profits, and except for property damage caused by its negligence or willful misconduct the total liability of the Contractor will not exceed the greater of the amount paid for the Services or the cost to repair verified damage. This Contract is governed by the laws of the State of [GOVERNING STATE], disputes not resolved through good-faith discussion will be brought in the courts located in [VENUE COUNTY AND STATE], and this document with any written addendum is the entire agreement between the Parties, amendable only in writing signed by both. Any provision found unenforceable will be limited to the minimum extent necessary while the remainder stays in force, and neither Party is liable for delay caused by events beyond its reasonable control, including weather and water restrictions.

A spigot that will not deliver adequate flow stops the job entirely, so check it before the appointment. Customers should move vehicles, furniture, and planters and close windows in advance, since the trip fee for an unprepared site is charged whether or not any cleaning happened.
Landscaping and Vegetation
Requires reasonable protection of plants while stopping short of guaranteeing no impact.
Detergents used in soft washing can stress or discolor plants even when rinsed properly. Customers with prized landscaping should point it out beforehand and consider covering it. Contractors should pre-wet and rinse as a matter of routine and avoid promising that no vegetation will be affected.
Pre-Existing Conditions Disclosure
Places responsibility on the customer to disclose loose siding, failing paint, and bad seals.
Water intrusion through a window that never sealed properly is the classic dispute in this trade. Customers should disclose known issues honestly, since an undisclosed defect shifts responsibility to them. Contractors should walk the property first, photograph vulnerabilities, and get the customer to acknowledge them in writing.
Wash Water Runoff and Reclamation
Addresses local rules on containment and discharge of wash water, and who pays for it.
Many municipalities prohibit discharging wash water containing detergents or oil residue into storm drains, and commercial lots are the usual enforcement target. Customers should disclose any association or municipal requirement, and contractors should quote reclamation separately rather than absorbing a fine as a cost of the job.
Damage Claim Window
Requires damage to be reported within a short period so the cause can be inspected.
A tight window protects the contractor but can leave a customer without recourse for interior water damage that takes days to appear.
